Sell your home in Hyderabad without a broker
Papers to gather, pricing, photos, and how buyers reach you on Needam without seeing your number.
You don't need a broker to sell a resale flat or house in Hyderabad. Serious buyers mostly want three things: honest photos, the papers in order, and an owner who answers questions. Here's how to prepare.
1. Gather your papers
Buyers' advocates and banks will ask for these. Keep copies ready; show the originals only at the agreement stage.
- Registered sale deed
- Link documents (earlier sale deeds)
- Encumbrance certificate (EC)
- GHMC / HMDA building permission
- Approved plan
- Occupancy certificate (OC)
- Property tax receipts
- Society NOC
- LRS / BRS regularised
- If there is a home loan: the bank's statement of the amount needed to close it, and a plan for releasing the original documents
Check your own EC first (how to), so a buyer's advocate finds no surprises.
2. Set a price buyers will take seriously
- Compare the price per sq ft of similar homes in your society and locality on Needam.
- Account for the age of the building, floor, facing, parking and how ready the home is to move in.
- Decide in advance whether the price is negotiable, and say so.
3. Take good photos
Daylight, lights on, the camera held level at chest height, one photo per room. Buyers look for the living room, kitchen and bedrooms first; add bathrooms, balcony, the building and the floor plan if you have it.
4. Answer buyers' questions in the listing
Maintenance, water in summer, power backup, any loan on the home, society rules: buyers ask these in every chat. Answering them in your listing means fewer repeat questions and more serious enquiries.
5. How buyers reach you on Needam
- Posting is free. Your first listing is checked by a person, usually within a day.
- Buyers message you in Needam chat. Your number stays hidden until you both tap “Share my number”.
- Confirm the home is still available every 30 days, or the listing pauses, so buyers only see homes that are really for sale.
- Brokers can't list on Needam, and listings by brokers posing as owners are removed.
6. Visits and the agreement
- Show the home at a time when someone else is with you.
- Take a token only after the buyer has seen the papers, by bank transfer, with an agreement of sale drafted or checked by an advocate.
- Agree in writing what happens if the buyer's loan isn't sanctioned.
