Listing rules for owners
Last updated 15 October 2026
Draft. The operator's legal name, address and grievance officer are still to be added.
Needam works because seekers talk to real owners. These rules keep it that way.
Who can list
- The owner of the flat, or a close family member listing with the owner's permission.
- No brokers, agents or “property consultants”. A broker posing as an owner is banned, and their listings are removed.
- Up to 3 live listings per person. If you manage more, you are probably not an owner.
What a listing must have
- At least 3 real, current photos of this flat. No stock photos, watermarks or photos of another flat.
- The real rent and maintenance (for sale: the real asking price). Seekers see the all-in monthly cost.
- Correct locality, building, BHK, floor and furnishing.
Not allowed
- Phone numbers (including numbers written in words), emails, UPI IDs or links in the description. Seekers reach you through Needam chat; share your number there when you're ready.
- Preferences about religion, caste, food, language or region. You may say whether families, bachelors or pets are OK.
- Asking for a token, deposit or any fee before a visit, or asking anyone to pay you outside a written agreement.
- Brokerage of any kind.
Keep it current
- Tap “Still available” at least every 30 days, or the listing pauses.
- Mark it rented or sold as soon as it is.
Enforcement
Two reports from different seekers, or one report that you asked for money, pause your listing until we review it. Breaking these rules can lead to removal of listings, suspension or a ban, and we may keep your phone number on a block list.
