Terms of use

Needam (needam.in and the Needam Android app) is run by [Founder's legal name], a sole proprietor, at [Postal address, Hyderabad] (“Needam”, “we”). By using Needam you agree to these terms and our Privacy policy.

1. What Needam is

• Needam is a listings and introduction platform. Owners of flats (landlords and sellers) list their own property; people looking for a home (seekers) browse and chat with them.
• Needam is not a party to any rental or sale. We are not a broker, agent or property manager, and we don't verify title, approvals or documents unless we say so explicitly.
• Needam never holds or collects token, deposit, rent or sale money, and never asks you to pay anyone. Never pay a token or deposit before you visit and check documents.

2. Accounts

• You sign in with an Indian mobile number and a one-time code. You must be 18 or older.
• One person, one account. Don't impersonate anyone or use another person's number.
• You can delete your account at any time in the app (Me → Delete account) or at needam.in/delete-account.

3. Owners

• You may list only property you own, or that a close family member owns and has asked you to list. Brokers and agents may not list. Each listing requires you to confirm “I am the owner of this property”.
• Listings must be accurate and current: real photos of the flat, the real price, and the real maintenance. Mark it rented or sold when it is.
• Follow the Listing rules, including: no phone numbers, emails, UPI IDs or links in descriptions, and no preferences about religion, caste, food, language or region.
• Up to 3 live listings per owner. Your first listing is reviewed by a person.

4. Seekers

• Up to 5 new chats a day (25 with Seeker Plus). Be honest about what you're looking for.
• Don't use Needam to collect owners' contact details for resale, brokerage or marketing.

5. Chats and numbers

• Phone numbers stay hidden. They are revealed in a chat only when both people tap “Share my number”. Until then, messages with phone numbers, emails, UPI IDs or links are blocked.
• Either person can block a chat. Abusive, fraudulent or broker activity leads to suspension or a ban.

6. Paid features

• Featured listing (₹249 for 7 days) and Seeker Plus (₹199 for 30 days) are sold only inside the Needam Android app through Google Play. Google Play's terms and refund policy apply to these purchases. Prices include applicable taxes.
• Featured listings are always labelled “Featured”. Paying never changes who sees your number.
• Photo shoots (₹999 rent, ₹1,499 sale) are a real-world service paid by UPI or a payment link from Needam. If we can't complete a shoot, we refund in full.
• Search is always free.

7. Content that is not allowed

We have zero tolerance for objectionable content or behaviour. Don't post or send, in listings, photos or chats:

• Hate speech or discrimination, including by religion, caste, gender, food, language or region.
• Harassment, threats, bullying or abusive messages.
• Sexual or nude content, or anything involving minors.
• Fraud or scams, including asking for a token, deposit or any fee before a visit.
• Fake, misleading or stolen listings and photos, or spam.
• Anything illegal under Indian law, or that infringes someone else's rights.

You can report a listing from its page and block anyone from a chat. We remove such content and suspend or ban accounts that post it.

8. Reports and removal

Anyone can report a listing. Two reports from different people, or one report that someone asked for money, pause a listing until we review it. We aim to handle reports within 24 hours and may remove content or suspend accounts that break these terms.

9. Liability

Needam is provided “as is”. We are not responsible for the condition, title or legality of any property, or for any agreement between owners and seekers. To the extent the law allows, our total liability to you is limited to the amount you paid Needam in the 3 months before the claim.

10. Law and contact

These terms are governed by the laws of India; courts in Hyderabad have jurisdiction. Grievance officer: [Grievance officer name], [Postal address, Hyderabad], support@needam.in. We acknowledge complaints within 24 hours and resolve them within 15 days. See needam.in/contact.
